Commercial Roof Repair in Purcell

A leak over your shop floor, office or storage room costs you more than a stained ceiling tile. We trace where the water is really getting in, show you photos of what we find, and repair it with the same small crew from start to finish.

Repairs that keep your building working

Most commercial roofs around Purcell are flat or low-slope membranes, modified bitumen, built-up roofs or metal panels. They fail in predictable places: seams that open up, flashing around HVAC curbs and vents, clogged drains that let water pond, and fasteners that back out on metal roofs after years of heating and cooling.

A good repair stops the leak at its source and leaves the rest of the roof in better shape than it was. Water on a flat roof rarely drips straight down from the hole, so we take the time to follow it back to where it starts.

Because our crew is small, the person who looks at your roof is the person who fixes it. You do not have to explain the problem twice, and nobody shows up who has never seen your building.

What our commercial roof repair covers

Leak tracing
We start inside where the stain or drip shows up, then work outward on the roof surface. Seams, penetrations and drains get checked first because that is where most water enters.
Membrane and seam repair
Split seams, blisters and punctures in TPO, EPDM and modified bitumen are cleaned, prepped and patched with material that matches what is already on your roof.
Flashing and penetration work
Rooftop units, pipe boots, skylights and parapet walls all need sound flashing. We reseal or rebuild the flashing so it holds up through hot summers and freezing nights.
Metal roof fixes
On metal buildings we replace loose or stripped fasteners, reseal laps and ridge caps, and treat rust spots before they turn into holes.
Drain and ponding fixes
Standing water shortens a roof's life fast. We clear drains and scuppers, and where low spots keep holding water we talk with you about options to move it off the roof.
Photos and a written scope
You get pictures of the damage and a written list of what we plan to repair before any work begins.

Signs your business roof needs repair

  • Stained ceiling tiles

Brown rings or sagging tiles mean water has been getting in for a while. The leak on the roof may be several feet away from the stain.

  • Water that stays after rain

If puddles are still sitting on your roof two days after a storm, drains or slope are not doing their job and the membrane is under constant stress.

  • Bubbles, cracks or open seams

Blistered membrane or seams you can lift with a finger let water slip underneath and soak the insulation.

  • Loose screws or rust on metal panels

Fasteners work loose as metal expands and contracts. Each one that backs out leaves a small hole that grows over time.

  • Leaks near rooftop equipment

Water showing up below an HVAC unit or exhaust fan usually points to worn flashing or a cracked curb seal.

What affects the cost of a commercial roof repair

Every building wears in its own way, so we hold off on naming a price until we have stood on your roof and seen the damage for ourselves. The estimate we hand you lists each part of the work on its own line, so you can see exactly where the money goes. These are the factors that move the total the most.

Roof type and material

Sealing a split TPO seam is a very different job from rebuilding part of a built-up roof or swapping fasteners across a whole metal building. Finding material that matches what is already up there plays a part too.

Size and spread of the damage

A single open seam is a quick fix. When damage is scattered across several sections, as it often is after hail, the job needs more material and more hours.

What is underneath

Wet insulation or a rotted deck has to be cut out and replaced before the top layer can be repaired, and that adds work you cannot see from the ground.

Access and height

How we get up there matters. Roof hatches, ladder setups, the height of the building and how close we can park all change labor time.

Scheduling needs

Working around your open hours, or splitting the repair into phases to protect equipment below, can stretch the job out a bit.

How a repair job runs

  1. 1

    A phone conversation first

You tell us where the water shows up, what kind of roof you have if you know, and when it is easiest for us to be on site. We set a time that fits your business.

  2. 2

    On-site look

We check inside and on the roof, take photos, and find the source. If insulation might be wet, we check that too, since soaked insulation changes what the right fix is.

  3. 3

A clear answer and written estimate

We walk you through what we found and tell you honestly whether a repair makes sense or the roof is near the point where commercial roof replacement is the better spend.

  4. 4

    Repair with little disruption

Most repairs happen on the roof without stopping work inside. If we need to cut in near a loud unit or a customer entrance, we plan around your busy hours.

  5. 5

    Cleanup and walk-through

We haul off scraps, clear the drains we worked near, and show you the finished repair with before-and-after photos.

Questions business owners ask about roof repair

Do I need to close while you work?

Usually not. Most repairs happen entirely on the roof. If anything we do could cause noise, smells or dust inside, we tell you ahead of time and plan it for a slower part of your day.

Is my roof worth fixing, or is it time to replace it?

We weigh three things: how old the roof is, how far the damage has spread and whether the insulation below has soaked up water. When a repair will give you several more sound years, we tell you plainly. When you would be back up there patching every season, we say that instead and walk you through what commercial roof replacement would look like.

Can you fix a leaking metal building?

Yes. Metal roofs leak most often at fasteners, panel laps, ridge caps and around penetrations. We replace worn screws, reseal the joints and treat rust so the panels keep shedding water.

Will you help with an insurance claim after hail or wind?

We photograph every damaged area and write up a list of the repairs needed, and you are welcome to share both with your insurer. We can explain what we found and what the fix takes, but your adjuster is the one who decides on coverage. Our storm damage repair page covers that process in more detail.

Do you work outside Purcell?

We do. We handle commercial roof repair for businesses in Norman, Moore, Noble, Newcastle, Blanchard and other towns nearby.
